CLIENT:
U.S. Long Distance Corporation

SITUATION:
  • Required a 130,000 square foot call center to accommodate USLD's third-party billing clearinghouse and information management services business

  • A build-to-suit would take time
  • An existing building was chosen - so the time that normally would have been put into a build-to-suit was put into meeting the special technical needs of the call center

  • Specialized considerations: supplemental HVAC and electrical requirements, parking to satisfy above-normal employee density



    NOTABLE ACCOMPLISHMENTS:

    • Within days of engagement, a list of nine possibilities were provided including four build-to-suit opportunities

    • Negotiated a long term transaction that provided a fixed rate on future expansion space to protect USLD from rising rental rates

    • Provided extensive construction management services to oversee the construction and design and to insure that the completion deadline was met

    • Provided above and beyond the expected in financial counseling, valuations services and responsible action



  • CLIENT:
    Frost National Bank

    SITUATION:
  • Frost National Bank was exchanging banking facilities with Texas Commerce Bank

  • Texas Commerce Bank had an existing multi-million dollar commitment

  • Texas Commerce Bank was in a binding lease agreement for 62,000 square feet. Frost National Bank wanted to downsize and needed only 30,000 square feet

  • Frost National Bank required substantial signage and had no signage rights

  • Frost National Bank required extensive alterations to the space and wanted the Landlord to pay for these improvements



  • NOTABLE ACCOMPLISHMENTS:
    • Successful in securing a long-term lease at a favorable rate

    • Negotiated a reduction in square footage

    • Landlord agreed to a forgiveness of lease obligation that was in excess of $1.5 million

    • Successful in negotiating with IBM to relinquish their signage rights so that Frost National Bank could have their name on the building

    • Negotiated in excess of $1,000,000 in Tenant Improvements of which $250,000 could be utilized by Frost National Bank for building signage

    FinSer Corporation





    SITUATION:
  • Had been in an attractive suburban building for ten years
  • Negotiations with their current landlord had stalled
  • Wanted a full floor presence
  • Wanted expansion rights


    NOTABLE ACCOMPLISHMENTS:
    • Attractive long term lease
    • Flexibility for expansion
    • Very favorable lease rate
    • Achieved a more efficient office space configuration
    • Procured a sublease candidate who assisted in their full floor presence
