Frost National Bank wanted to downsize and needed only 30,000 square feet Frost National Bank required substantial signage and had no signage rights Frost National Bank required extensive alterations to the space and wanted the Landlord to pay for these improvements Successful in securing a long-term lease at a favorable rate Negotiated a reduction in square footage Landlord agreed to a forgiveness of lease obligation that was in excess of $1.5 million Successful in negotiating with IBM to relinquish their signage rights so that Frost National Bank could have their name on the building Negotiated in excess of $1,000,000 in Tenant Improvements of which $250,000 could be utilized by Frost National Bank for building signage |
